O’Shea Builders has evolved our process over the years, constantly improving and iterating based around feedback we get from our clients. We have found that a Design + Build approach helps clients maximize budgets and set realistic expectations and timelines.

      • Discretion and Professionalism. We are happy to work with NDA’s and cater to our client’s needs no matter how unconventional. 
      • You see the best value for your investment by building in line with your budget. We try to avoid all costs that could be added on at the end of a project by designing within that same budget out of the gate.
      • You can save money before the plans are finalized or we work with you on a phased building approach.
      • Your project will be designed according to what can be built.
      • Your finishes and design will often be completed before construction even begins.

Architecture, finishes, and construction details are planned in tandem with designers, homeowners, and project managers at the same table. Our process maximizes creativity while keeping your budget front-and-center.

Initial Consultation: We start in the comfort of your own home, evaluating your project needs and goals. We will discuss project options and define a preliminary budget, take photographs, notes and measurements.

Conceptual Project and Feasibility Study: Successful projects start with detailed planning. We will create a full project concept for pricing purposes, generate a full scope of work and overview with full budget. We enter into a Partner Agreement with you in order to dedicate all of our resources to pulling together all details at this stage. We will be meeting with our trusted partners and teams to get finalized pricing for your entire project. 

Detailed Project and Construction Documents: If you thrive on attention to detail and quality building we will move forward with detailed project documents, generate comprehensive construction plans, execute a proposal with acceptance deposit while crediting your partner agreement fee. At this time we will set your project start date while you can rest easy knowing your project details are buttoned up and ready to come to life.

Building Begins: Building permits are secured, a full pre-construction meeting will take place with our Sales and Production teams to ensure a smooth project transition. Communication is weekly, more if you like – any project changes are clearly communicated and documented.
